What is a DADU or ADU?

A "detached accessory dwelling unit" (DADU) is a separate, self-contained living space built on the same property as a primary residence but completely detached from the main house.
The other more traditional type is simply referred to as an "accessory dwelling unit", or ADU, which is actually under the roof of the existing house.
A DADU essentially acts as a small, independent dwelling unit in the backyard or on the side of the lot, often called a "backyard cottage" or "granny flat".
There are a lot of great benefits to adding an ADU to your house or if you have a large enough lot, adding a DADU (which offers more privacy for both you and the potential tenant).
- Reducing your own housing costs by receiving monthly rental income
- Increased property value
- Flexibility - can be used as guest quarters, home offices, art studios or personal gyms
- Multigenerational Living - can accommodate multigenerational families providing a degree of independence while keeping loved ones close
- Age in place - Homeowners can move into an ADU or DADU to downsize while generating rental income from the main house
If you are considering the possibility of adding one of these units to your existing property, it's important to check with local building departments to make sure your property qualifies in terms of lot size, local building codes and whatever else plays into obtaining a permit in your area.
We have relationships with builders who specialize in building DADUs and have it down to an art. These particular builders have credibility with local building authorities and can get the permit process done quicker than most.
