1.LOCATION

Location, Location, Location. This age old saying holds true today. One of the major factors in determining how much your home is worth & how quickly it will sell has to do with where it is located. It matters how close to a major city it is, how easy is it to access major freeways/highways, where your home is located within the city you live, which neighborhood it is in, and the quality of the homes around it. Is your home in a highly rated school district? Is it a corner lot? Etc. All of these factors have a major affect on how quickly your home will sell and for what price.


2.PRICE POINT

Pricing your home for the current market is among the most crucial determinants of a successful sale. Over the years I have learned that it is very important to price your home right in the first place in order to receive top dollar. Many people make the mistake of thinking they should over price their home to net a higher price, but in my experience if you over price your home you will receive less than if you would have just priced it right in the first place. This is because your home will remain on the market longer & you will potentially reduce the price down in the end anyway. The first 7 days on the market is the period of time during which your home receives peak attention. Another strategy is to under price your home in order to get a lot of competition, this is not a strategy that our team favors because that road is a slippery one. 


3.MARKET CONDITIONS

Are you selling in a hot seller's market where inventory is low and there are a lot of buyers looking to purchase a home? Or, is it more of a buyer's market where inventory is high and buyers have many homes to choose from? In the past 5 years the local real estate market has remained relatively strong for sellers year over year. Our market has leveled out during the fall & winter months for the past few years but as the new year hits, it has seemed to pick right back where it left off. Staying on top of market conditions is one of our top priorities as local real estate professionals.


4.PROPERTY CONDITION

The condition of your home has a great deal to do with the selling price and how quickly it will sell. Do you have upgrades that your competition doesn't? Homes that have upgrades/updates like paint, carpet, roof, kitchen, bathroom etc. will sell faster and for more money than competing homes of the same age and size. When I prepare your home for the market I will showcase it in the best light possible and get as many potential buyers in the door. If there are repairs needed, or if staging is required, I will be there to assist and offer my guidance and network of contractors to help.


5.MARKET EXPOSURE (This is what you have me for)

When all of the other factors are aligned, it is important that you hire the right real estate broker to price & prepare you home for the current market condition.
